Average bedroom size: dimensions, minimums and what fits

The main bedroom of a new US home averages about 312 sq ft, by builders’ own estimates in a 2018 survey, and the smallest bedroom the US model code allows is 70 sq ft. No government survey measures bedrooms in American homes. The Census Bureau counts them — of the new single-family homes finished in 2025, 46% had three bedrooms and 42% four or more (Census Bureau) — but it never takes a tape measure to one. So the honest answer has three parts:
- What builders build. In a survey of 153 US builders, the main bedroom of a typical new home averaged 312 sq ft: 223 sq ft in homes under 2,000 sq ft and 422 sq ft in homes of 3,500 sq ft or more. These are the builders’ own estimates (NAHB).
- What surveyors measured. England’s national housing survey does send surveyors in with a tape. The bedroom they measured averaged about 12 m² (129 sq ft) in semi-detached houses and 14 m² (151 sq ft) in detached ones (English Housing Survey).
- The smallest the rules allow. Under the US model building code a bedroom, like any habitable room, needs 70 sq ft with no side shorter than 7 ft (IRC R304).

The last column is worked out on this page. It is the biggest US mattress that stands against a wall with 750 mm (29.5 in) of clear floor on both sides and at its foot — the space England’s accessible-homes standard asks for round the main bed, and a single bed on one side only (Approved Document M, M4(2)). It is the one published clearance round a bed that is a rule rather than a tip, and it is the difference between a bed that fits and a bedroom you can walk round.
Two rows are worth a second look. England’s minimum double bedroom, 11.5 m² at 2.75 m wide, takes a full bed with room round it but misses a queen by an inch and a quarter. That is less odd than it sounds: the British double bed in the same government document is 1,350 × 1,900 mm, about the size of a US full. And the builders’ figures and the English measurements are different things: one is the main bedroom of a new home, the other a typical bedroom in houses of every age.
Which bed fits
| Bed | Mattress | Room it needs with 750 mm clear | In 12 × 12 ft |
|---|---|---|---|
| King | 76 × 80 in | 11.3 × 9.1 ft (103 ft²) | Fits, 0.7 ft to spare |
| California king | 72 × 84 in | 10.9 × 9.5 ft (103 ft²) | Fits, 1.1 ft to spare |
| Queen | 60 × 80 in | 9.9 × 9.1 ft (91 ft²) | Fits, 2.1 ft to spare |
| Full | 54 × 75 in | 9.4 × 8.7 ft (82 ft²) | Fits, 2.6 ft to spare |
| Twin | 38 × 75 in | 5.6 × 6.3 ft (35 ft²)A single bed: clear on one side only. | Fits, 5.8 ft to spare |
The worked examples on this page use a room 12 ft square. It sits between the two bedrooms England’s surveyors measured, it is the room the calculator opens with, and it takes a king with the full 750 mm round it.
What the building code requires
The International Residential Code is the model code US states and cities adopt, often with changes of their own, and its bedroom rules are few (2021 IRC, chapter 3):
- At least 70 sq ft, and 7 ft in every direction (R304.1 and R304.2). Floor under a sloping ceiling lower than 5 ft does not count towards the 70 (R304.3).
- A ceiling at least 7 ft high over habitable space (R305.1).
- A way out. Every sleeping room needs an emergency escape opening — usually a window — with at least 5.7 sq ft of clear opening (5 sq ft at ground level), at least 24 in high and 20 in wide, and its sill no more than 44 in above the floor (R310.2).
The 2024 edition keeps the same numbers under new section numbers: R312 for room sizes, R313 for ceilings and R319 for escape openings (2024 IRC). A manufactured home follows the HUD code instead: at least 50 sq ft for a bedroom, and 70 sq ft plus 50 for each person beyond two in a bedroom for more (24 CFR 3280.109).
Bedroom standards in England
England sets minimums for new homes where a council adopts its national space standard: a single bedroom at least 7.5 m² (80.7 sq ft) and 2.15 m wide, a double at least 11.5 m² (123.8 sq ft), with the main double at least 2.75 m wide and any other at least 2.55 m (nationally described space standard). A home built for a wheelchair user goes further: a main bedroom of at least 13.5 m², 3 m wide, with 1,000 mm clear round the bed.
Measuring your own bedroom
Measure wall to wall at floor level, and decide about the closet before you start: its floor is part of the room when you are buying flooring, and usually not when you are describing the room. The measuring guide covers the awkward shapes, and the calculator adds a closet or a bay as its own rectangle.
